Success Tools For Management Companies and Realtors
ACS has extensive experience and exposure to the real estate industry dating back to 1985. Over the years we have developed a program of services that
are uniquely tailored to meet the specific needs of property managers and their clients. In keeping with our goal to be a partner in your management efforts, we offer many services ranging from discounted cash &
carry material sales to low cost, complete installed packages, described as follows.
Stocking inventory: With owner costs in mind and geared specifically to the single family rentals, ACS regularly stocks six colors of FHA certified, 25 ounce, 100% nylon, base grade carpets, Three mid grade berber styles and ten patterns of base grade vinyl flooring. We also offer over 50 additional colors of base grades that are available on a two-day special order basis. The most price sensitive of owners will appreciate the quality and low cost of our installed package prices, which are generally 30% to 40% lower than regular retail.
Tools: We will supply your real estate or management office with samples of our in-stock standardized offerings plus any other upgrade materials you may care to offer to your clients. We can also ship samples to any out of state clients who wish to make their own color choices. Our office is available to your clients for any related technical assistance, analysis, and recommendations. We regularly produce informative fliers and articles designed to enhance your product and application knowledge, equipping you to make the best flooring choices for your clients.
Showroom: ACS has a fully sampled trade showroom which is made available to all customers and their clients during regular business hours or by convenient appointment
Cash & Carry program: For those management companies with in-house flooring installation personnel, ACS offers deep discounts on any flooring materials the industry offers. From our warehouse in Decatur, we will cut and load any material to order on an as needed basis. For volume purchases, we can inventory stock of your materials at our warehouse. Your materials can be picked up as needed. We can ship cash & carry purchases anywhere in the US via common carrier.
Installation packages: For one low price we offer a complete hassle free installed package. Each property we quote for flooring receives a complete on-site analysis and recommendation specifically tailored to best suit the property. Our basic installed package, which is suitable for the typical rental home, includes first quality 25 oz. nylon carpet, ½ inch 4 pound rebond pad, and stretched-in installation. The quote for any installed package will include the removal and off-site disposal of existing old materials and thorough (ready for move in) cleanup. For your occupied floor-covering replacements, we will coordinate with the resident according to their schedule. ACS will also provide your management company with specific information sheets designed to assist the resident in preparation for new floorcovering. We also provide follow up information you can pass on to the resident related to carpet care, maintenance, and cleaning. Client –Owner services: On occasion there are property owners who prefer to find their own selected maintenance resources or go out and make their own deals for repair related services. This is more often the case when the repair or upgrade is a relatively big ticket item. If you refer your client to us, you can be confident that we will represent their best interest, as well as that of the management company. We will be happy to extend our services to your owners at the same low prices offered to the management company. We have never encountered any problems with this type of arrangement. In fact, we have found that the working relationship between owner and management is strengthened when this degree of flexibility of choice is offered.
